Down payment requirements vary by loan type — and they may be lower than you think:

VA Loans — 0% down for eligible veterans and active-duty military. No PMI, no down payment required.

FHA Loans — as low as 0% down with a Down Payment Assistance (DPA) program. I offer a national DPA product through Click N Close that can cover your full 3.5% FHA down payment as a grant — no repayment required. Standard FHA requires 3.5% down with a 580+ credit score.

Conventional Loans — 3% minimum down (for qualifying buyers). 20%+ down eliminates PMI. I'll help you find the option that fits your situation.
Minimums vary: VA loans typically require 580–620+, FHA requires 580+ for 3.5% down, and Conventional loans generally require 620+. A higher score gets you a better rate — but don't let a lower score stop you from reaching out. There's often more flexibility than people expect.
Pre-qualification is a quick estimate based on self-reported info — no credit pull, no commitment, and most sellers won't accept it. Pre-approval is a verified review of your income, assets, and credit that results in a real letter sellers take seriously. In a competitive market like Spokane, pre-approval is essential before you start shopping.
Most purchases close in 21–30 days from accepted offer. Refinances are similar. Pre-approval typically takes 1–2 business days once I have your documents. The biggest factor in timing is how quickly we can gather your paperwork — the faster you respond to requests, the faster we close.
PMI (Private Mortgage Insurance) is an additional monthly cost on conventional loans when your down payment is less than 20%. It typically runs 0.5–1.5% of your loan amount per year. You can avoid it by putting 20%+ down, using a VA loan (which has no PMI), or exploring lender-paid PMI options. The calculator above shows your estimated PMI based on your inputs.
Yes — VA loan benefits are reusable. If you've paid off your previous VA loan or sold the home, your entitlement is typically fully restored. Even if you still have an active VA loan, you may have remaining entitlement to use for a second property. I can review your Certificate of Eligibility and walk you through your options.
Most borrowers need: 2 years of W-2s or tax returns (self-employed), 30 days of pay stubs, 2 months of bank statements, a copy of your driver's license, and your Social Security number for the credit pull.
